What this is

Houston Investor Deal Feed is an information service. It lists houses that are publicly offered for sale and shows estimates and calculations about them. It is not a brokerage, an appraisal service, a lender or an adviser.

Estimates, not appraisals

Rents, values, taxes, insurance figures and grades are estimates produced by formulas over third-party data. They can be wrong on any individual property, sometimes by a lot. They are not appraisals, broker price opinions or offers, and you should not buy, borrow or sell on them alone. [counsel: Texas appraisal and BPO language]

Your responsibilities

You do your own inspection, title, financing and math. If you decide to buy a house you saw here, that is between you, the seller and whoever you choose to represent you.

Data

Listing data and estimates come from RentCast; tax data from the Harris Central Appraisal District. You may use what you see here for your own investing. You may not scrape, resell or republish it. [counsel: RentCast display and redistribution terms]

Billing

Plans are monthly and renew until you cancel. The first 7 days are free; your card is charged when the free period ends. During the free period, houses graded HOT stay locked until your plan starts. You can start your plan early from your board, and your card is charged that day. Each card gets one free period; a card that already had one is charged from the first day. You can change or cancel your plan from your account page and the change takes effect at the end of the current period. [counsel: refund language]

Alerts

Email alerts are on by default. Text alerts are optional and only sent if you turn them on; reply STOP to any text to turn them off.

Liability

The service is provided as is. To the extent Texas law allows, we are not liable for decisions you make with it. [counsel: limitation of liability, governing law, disputes]

Changes

We may change these terms; the version you accepted is recorded on your account and we will tell you when it changes.
